| Under-contract resale inventory | 13 (published) | 10 | See definition note below |
| Closed resale sales | 15 | 7 | -8 (-53.3%) |

| Average days on market | 105 | 59 | -46 days |
October under-contract inventory combines 2 Pending and 8 Active Under Contract listings. September's published count of 13 was not reconciled to this combined definition, so a pending inventory change is not calculated.

Bars begin at zero. Sales and DOM share one scale within each chart; price ratios use a 0-100% scale. Exact values appear beside each bar.
October recorded fewer verified resale closings than September, a lower average sold-to-original-list-price ratio and a shorter average marketing period. These small monthly samples describe different homes. Pricing and negotiation decisions should be based on comparable models and homesites.
How October 2026 compared with October 2025
| Metric | October 2025 | October 2026 | Change |
|---|---|---|---|
| Unique closed resale sales | 8 | 7 | -1 (-12.5%) |
| Median sold price | $545,000 | $384,000 | -$161,000 (-29.5%) |
| Average sold to original list price | 93.20% | 94.55% | +1.35 percentage points |
| Average days on market | 102 days | 59 days | -43 days |
Both periods use the same saved polygon and Single Family Residence resale scope. October 2025 returned nine MLS records representing eight unique sales; duplicate records for 9129 SW Pepoli Way were counted once. Different homes sold in each period; the median change does not measure an individual home's appreciation.
What the October market means for PGA Verano sellers
Price for today's competition
October resale closings averaged 94.55% of original asking price. A strong list price should reflect current competition, recent comparable resale results and the effective cost of a comparable new home.
Use property-specific adjustments
Lot premiums, lake or preserve views, pools, upgrades, condition and model differences can materially affect value. A broad neighborhood average cannot replace a home-specific analysis.
Plan for market time
October closed resales averaged 59 days on market, with individual results ranging from 4 to 127 days. Early showing feedback can help identify a price or presentation issue before a listing becomes stale.
Account for builder incentives
Kolter Homes inventory, financing promotions, design incentives and completion timelines can influence a resale buyer's comparison. Sellers benefit from presenting the finished-home value of their property clearly.
Related seller case study, published October 2026: Market averages do not determine every home's outcome. Read how corrected pricing and targeted buyer outreach helped a PGA Verano home go under contract in one week after approximately 180 days without offers with another agent. The property, 9091 SW Arco Way, closed September 16, 2026 (Beaches MLS B26077030); October is the case study's publication month. This individual outcome is not a promise of similar results.
What the market means for PGA Verano buyers
October closed resales averaged 94.55% of original asking price, showing room for property-specific negotiations within this small group of sales. That does not mean every seller has the same motivation or that every well-positioned home will remain available.
- Compare resale homes with new construction on finished cost, not base price alone.
- Review model layout, homesite orientation, lake or preserve view, pool, upgrades and condition.
- Ask whether builder incentives, lot premiums and estimated completion timing change the comparison.
- Use price per square foot as one reference point, not a substitute for a feature-by-feature analysis.
PGA Verano new construction is a separate market track
Kolter Homes new-construction transactions should be analyzed separately from PGA Verano resale closings. Builder sales can involve different reporting timing, incentives, upgrades, lot premiums and contract structures. For that reason, builder transactions are not included in the 7 verified resale closings or in the resale averages shown above.
Builder closings are intentionally excluded from this resale report so the sales counts and averages remain directly comparable.

Answers for PGA Verano buyers and homeowners
What happened to PGA Verano home prices in October 2026?
October verified resale closings had a median sold price of $384,000. September's published median was $560,115. The difference reflects different groups of homes and does not establish a change in the value of a particular property.
How many homes sold in PGA Verano during October 2026?
Seven October closed resale sales were verified. Builder closings are separate and are not included in that resale total.
How long did homes take to sell?
Closed resales averaged 59 days on market in October, compared with 105 days in September.
Are PGA Verano buyers negotiating on price?
Yes, but the amount varies by property. October closed resales averaged 94.55% of original list price, compared with 96.37% in September. This is the average of individual sale-to-original-list ratios, not a guaranteed discount.
Does Kolter new construction affect resale values?
It can influence buyer comparisons. Incentives, lot premiums, upgrade costs and delivery timelines may change the effective price of a new home, so resale pricing should account for comparable builder alternatives without combining builder and resale statistics.
How can I find out what my PGA Verano home is worth?
A property-specific analysis should consider the model, homesite, view, pool, upgrades, condition, current resale competition and builder alternatives. Ann & Jamie can prepare a detailed home value analysis using those factors.
What Is Your PGA Verano Home Worth?
Automated estimates may not fully account for model differences, homesite position, lake or preserve views, pools, upgrades and competition from new construction.

Source and methodology
October closing dates, sold prices, final list prices, original list prices and resale classification were verified through the connected Beaches MLS service on November 1, 2026. All 289 eligible citywide October resale records were retrieved across three pages as a candidate pool, then matched by listing identifier to the closed records in the saved PGA Verano - Monthly Resale Stats polygon search. The citywide pool is not the reported community total. Of eight polygon closing candidates, seven matched the resale filter. DOM values came from those same individual records in the Flexmls results grid.
The saved community polygon is the geographic scope, including Cresswind; the user's supplied boundary image is retained with the working files. Single Family Residence is the property subtype used by the saved search. The sold/original ratio is the unweighted mean of seven individual ratios; average DOM is 59.14 days. Sales total $2,900,000. September comparison values are from the approved September report and have not been independently reconstructed here. October 2025 uses the same saved polygon and resale subtype: nine MLS records were reconciled to eight unique sales, with the duplicate 9129 SW Pepoli Way transaction counted once (R11110435 retained). The October 2025 mean sold/original ratio is 93.2016% and average DOM is 102.25 days. Villas are excluded in both years. MLS records may be revised after this review.
October 31 inventory is a reconstruction, not an archived MLS snapshot: the November 1 saved polygon search returned 52 Active, 2 Pending and 8 Active Under Contract records. MLS listing/status dates and November 1 status changes were checked; 10188 SW Latium Way (B26094901), previously Coming Soon and activated November 1, was excluded, leaving 51 active and 10 under contract. Coming Soon and builder inventory are excluded. September's published pending figure of 13 was not independently reconciled to this combined-status definition, so no pending percentage change is asserted.
MLS information is deemed reliable but not guaranteed and may change as records are updated. Community rules, fees, builder incentives and property details should be independently verified.
