After Amy and John's Kolter Homes Paige floorplan in PGA Verano spent approximately 180 days listed with another agent, including several price reductions and no offers, they contacted our team. We proposed corrected pricing and a Private Exclusive outreach strategy instead of immediately returning to the public MLS. We secured a buyer from our own database within the first week. The transaction closed with happy buyers and sellers.
The Challenge: A PGA Verano Home That Wasn't Selling
Amy and John first listed their home at the end of January 2026 with another real estate agent. Despite months of public exposure and multiple price reductions, they received no offers. By the time their listing expired, they were understandably ready for a different plan.
Long market times don't necessarily mean a home is undesirable. Pricing, positioning, competition, and buyer targeting all influence whether the right people take action. The Paige floorplan had something buyers wanted; the marketing strategy simply needed to connect that value with the right audience.
Our Assessment: Correct the Price and Change the Audience Strategy
As PGA Verano residents and community specialists, we reviewed the home's pricing against competing properties and buyer expectations. We recommended a realistic asking price coupled with targeted outreach to buyers and agents who already had an interest in the community.
We also discussed a possible public relaunch later, with an initial period of private marketing. Any future days-on-market treatment would depend on applicable MLS rules; a specific reset was not guaranteed. Amy and John agreed to explore the private approach.
What Is a Private Exclusive—and Why Did We Use It?
A Private Exclusive permits an eligible listing to be marketed through authorized private channels rather than placed immediately in the public MLS. It can give sellers another way to reach a targeted audience, test positioning, or choose a more discreet process. Under appropriate brokerage and MLS rules, private listings are not broadly searchable through public MLS-powered listing sites.
Importantly, this is not the best choice for every seller. Less public exposure can mean fewer potential buyers competing for a property. Our role is to explain the advantages, limitations, and alternatives so sellers can choose with informed consent.
The Real Advantage: Qualified PGA Verano Buyer Relationships
Over years of specializing in PGA Verano, our team has built a CRM database containing thousands of people interested in homes in the community. These are not just anonymous website visitors; many have spoken with our agents, explored floorplans, or discussed specific lifestyle and budget needs.
Our team can proactively contact relevant prospects rather than waiting for a buyer to find a new public listing. We also use agent relationships and available technology to identify professionals with experience in PGA Verano and, where permitted, potential buyer matches. This combines neighborhood specialization with direct, thoughtful marketing.
The Result: Under Contract in the First Week
Within the first week of our taking over Amy and John's listing, a buyer from our existing database was identified and the home went under contract. We didn't need to return the property to the public MLS. After a frustrating six-month marketing period, the transaction ultimately closed, with both sides pleased with the outcome.
The lesson isn't that private listings always outperform public listings. It's that thoughtful pricing and access to serious, relevant buyers can make a material difference—and that a seller should have a strategy tailored to the home, rather than a repeat of what hasn't worked.
Four Lessons for PGA Verano Homeowners
1. Price correctly from the start
Repeated reductions can erode momentum. Strong comparable-sale analysis and awareness of the current competition matter.
2. More days online doesn't automatically create more demand
Long market exposure may indicate a pricing or targeting problem that merits a new approach.
3. Community-specific buyer relationships matter
Agents with a meaningful PGA Verano buyer network may have relevant conversations before a homeowner ever relists publicly.
4. Consider private and public marketing options
There are trade-offs. The right decision depends on privacy, timing, market conditions, seller preferences, and the benefits of full public exposure.
