A major strength of Ann & Jamie’s team is our work with buyers inside the community. We talk with people comparing floor plans, homesites, lifestyle options and resale homes every day. Those conversations help us understand what buyers want, what gives them pause and what makes a home worth a closer look.
Our seller marketing is supported by active buyer relationships. When a listing fits a buyer’s needs, we can make that connection directly. Our experience on both sides also helps us anticipate questions, sharpen the presentation and explain your home’s advantages.
A substantial share of our listings sell to buyers working with our own team. That is a strength of our business, although it does not mean we will have the right buyer for every home.
When our team works with both the seller and the buyer in the same sale, we offer a lower overall commission under the agreed listing terms. That reduction can lower your selling costs and improve your net proceeds.
We explain the applicable commission arrangement up front and show the difference on your seller net sheet. Any reduction depends on the written agreement and the circumstances of the transaction; it is not an automatic promise for every sale.
From villas to larger homes, including Cresswind, these closings show experience across multiple price points and market conditions. Each is a completed sale with listing-side credit—not an active listing, a pending contract or a buyer-only transaction.

The useful answer starts with your model, lot, condition and today’s competition.
Your home does not compete with an average. It competes with the properties a qualified buyer can choose instead. Our pricing discussion should account for four distinct sets of evidence.
Start with the closest floor plans and useful alternatives. Compare homesite, view, living area, pool, garage and condition. Older sales can provide context, but current evidence should drive the recommendation.
Active listings show the choices available today. Pending activity helps identify where buyers are responding, although final terms may not be available until closing. An asking price alone does not establish value.
Compare the completed package: homesite, options, outdoor living, delivery timing and written incentives. A base price or a promotion without its conditions can make the comparison misleading.
Evaluate the cost of waiting, preparation expenses and the terms you can offer. A seller net sheet helps distinguish an attractive headline price from an offer that supports your actual moving plans.

Buyers can compare PGA Verano resales with new construction. A persuasive listing answers the practical question: what does this home offer, at this price, that makes it worth choosing?
| Your home’s potential advantage | Evidence that supports it | What to avoid |
|---|---|---|
| Completed outdoor living | Actual photos, dimensions, equipment details and maintenance records | Treating an unbuilt pool rendering as an existing feature |
| A distinctive homesite | Accurate views, orientation, privacy and lot information | Unsupported promises that a view will never change |
| Useful improvements | A concise inventory of included structural options and upgrades | Assuming every dollar spent adds a dollar of resale value |
| Availability and convenience | A realistic closing and possession plan | Claiming all new homes require a long construction wait |
| A compelling total package | A current comparison of comparable features and written terms | Comparing your finished home only with a builder’s base price |
Our role is to explain those differences clearly and price them realistically. If a builder has a stronger offer for a particular buyer, we want to recognize that early and adjust the strategy.
Review your home, select relevant comparisons and define the features that deserve attention. Establish the launch price and the decision points for reviewing it.
Prioritize preparation. Plan professional photography, useful layout information and video where appropriate. Make the property easy to understand for local and remote buyers.
Agree on the mix of listing exposure, website presentation, social and video content, buyer follow-up and agent outreach. Specify the deliverables in your marketing plan.
Compare offers and expected proceeds. Track contract deadlines and coordinate with the professionals handling inspections, financing, title and closing.
A buyer considering PGA Verano needs to understand more than room counts. Club Talavera, the 27-court pickleball center, pools, tennis and fitness facilities help explain the community’s appeal. Your listing should then show how your specific home fits that lifestyle.
We distinguish the residential community’s amenities from separate golf-club arrangements and confirm current property-specific costs and rules.
Ask us to define the reporting cadence before launch: showing activity, meaningful buyer feedback, competing listings and any recommended adjustments. Marketing should lead to informed decisions, not just a list of places the home appeared online.
We welcome those questions. They give Ann & Jamie the opportunity to show you how we would approach your home—and give you a concrete basis for deciding whom to hire.

Start with Ann & Jamie Chauss of Treasure Coast House Hunters | Coldwell Banker Global Luxury. We have lived in PGA Verano since 2019 and bring experience with both neighborhood sellers and buyers. The 23 documented listing-side closings on this page give you specific addresses, dates, prices and agent credit to evaluate. At your consultation, ask us to explain the closest comparisons to your home and the marketing plan we would recommend.
We combine firsthand resident knowledge with a documented local listing record and a business focused on the golf, gated and active-lifestyle communities buyers compare. Ann leads the team; Jamie focuses on operations and marketing. That combination matters when your home needs accurate positioning, clear presentation and consistent follow-through. Compare our actual sales and client feedback with the service commitments in your proposed listing agreement.
Ask for closed listing-side sales inside PGA Verano, with dates and MLS numbers; the best comparable sales for your model; the current builder alternatives; a sample marketing campaign; the person responsible for follow-up; and a written communication schedule. Also ask how the agent will respond if showings or offers fall short. An attractive asking-price suggestion is not a substitute for those answers.
No. Residency is useful when it translates into better advice about floor plans, homesites, amenities and buyer objections. It should be supported by verifiable transactions, a persuasive marketing plan and strong service. We invite you to evaluate Ann & Jamie on all of those factors, not residency alone.
They are listing-side closings. Every displayed record credits Ann Chauss as the listing agent. Jamie is the co-listing agent on 22; Marion Mary Matthes PA is the co-listing agent on 26041 SW Viterbo Way. Buyer-only transactions and rentals are excluded. Each closing counts once, even if our team also participated on the buyer side. This is a documented selection from the retrieved records, not a claim to include every team transaction.
Yes. A useful first meeting can establish your likely price range, the preparation worth doing, current competition and a realistic sequence for your move. You do not need to have a launch date selected to begin that conversation. Book a seller consultation and tell us your address, target timing and any purchase you need to coordinate.
Your likely selling range depends on your floor plan, living area, homesite, view, pool, garage, condition and current alternatives. Use the home-value tool near the top of this page for an automated starting point. Then ask Ann & Jamie to inspect the home and compare relevant closed sales, active competition, available pending information and new construction. An automated estimate is not an appraisal or a recommended list price.
It is a starting point based on the information available to the valuation service. Automated models may not fully account for a particular lake view, an extended lanai, a garage configuration, recent improvements or differences between Cresswind and other sections. The useful next step is a property-specific review that explains where your home differs from the data. Do not treat the estimate as a guaranteed selling price.
We start with the same model or the closest functional alternatives, then evaluate section, age, living area, homesite, pool, structural options and condition. Recent closings generally carry more weight than old transactions, but a limited sample may require a wider period with explicit adjustments. The multi-year history on this page demonstrates experience; it is not a substitute for a fresh valuation of your home.
Square footage does not capture every feature buyers value. A three-car garage, useful den, privacy, a better view, an outdoor living area or a layout that accommodates guests may change the comparison. Conversely, a costly upgrade may appeal to only a small audience. We explain the likely contribution of those differences rather than assuming every improvement returns its original cost.
Some negotiating room may be appropriate, but a price that places your home against clearly superior alternatives can reduce interest. We recommend a launch range supported by current evidence and your timing. The goal is to attract qualified buyers while protecting your negotiating position. Read the six levers that help a home sell for the interaction between price, condition, access and terms.
There is no honest one-size-fits-all promise. We review comparable homes, current competition and the difference between time to contract and time from contract to closing. Your price, presentation, showing access and buyer financing all matter. Ask for a range tied to your specific home, along with a plan if the listing is not generating the expected response.
Seasonal visitors can influence activity, but competition and your readiness also matter. Waiting for a particular month can add carrying costs while more competing homes come to market. We compare the likely benefit of waiting with current supply, your moving plans and what must be completed before launch. There is no guaranteed best month for every seller.
Review the evidence before choosing the remedy. Low online engagement can indicate presentation or distribution issues; few showings may reflect price, appeal or access; repeated showings without offers can reveal objections that need attention. We agree on review dates and examine new competing listings and closings. A meaningful adjustment should change how buyers compare your home, not merely change the number.
Not necessarily. Buyers pay for the value they perceive today, not the total on your receipts. Improvements can increase appeal and distinguish your home without returning dollar for dollar. We separate the features that influence current buyer decisions from improvements you enjoyed personally, then use comparable sales to support the pricing recommendation.
Compare the actual available new home with your completed home. Consider its homesite, included finishes, pool, window treatments, delivery timing, warranty and written incentives. Your resale may offer completed improvements, a preferred location or immediate usability; a builder home may offer attractive financing or newer features. We build the marketing around advantages buyers can verify, while pricing against the real alternatives.
They should inform the analysis, but an advertised incentive is not automatically an equal discount for every buyer. Eligibility, lender conditions, inventory restrictions and deadlines can affect its value. We compare written terms available at the time with your home and the likely buyer profile. Do not rely on a remembered promotion or a base price that excludes relevant options.
Cresswind is the 55+ neighborhood within PGA Verano, so the relevant buyer needs and community requirements should be addressed accurately. We compare appropriate homes within Cresswind and explain differences when using a broader comparable. Marketing should identify the applicable age-restricted community accurately and follow current association documents and fair-housing requirements.
No. Buyers sometimes confuse the names, but the communities, homes and amenity arrangements differ. Your listing should identify PGA Village Verano clearly and describe Club Talavera and the amenities associated with your home. Nearby golf access should be explained separately from the residential association package.
Do not present golf membership as included with the home unless a specific, documented arrangement says so. PGA Golf Club has its own access, pricing and membership terms. We explain the nearby golf opportunity and verify current arrangements directly with the club. Clear wording helps prevent misunderstandings during showings and negotiations.
Gather your latest association statement, current budget or fee schedule, governing documents and information about any pending or approved assessments. Provide the current property tax bill so parcel-specific non-ad valorem charges can be identified. Do not assume every PGA Verano home has identical costs or that an old listing has current figures. The closing professional should confirm amounts and prorations for the transaction.
Not reliably. Your exemptions and assessment limitations may differ from those available after a change of ownership. Buyers should obtain a current estimate for their circumstances rather than assume your existing bill will continue. Florida’s Department of Revenue explains the distinction between just, assessed and taxable value; a qualified tax adviser can address individual questions.
Start with a walkthrough and a prioritized preparation list. Cleanliness, lighting, decluttering, landscaping, touch-up work and correcting obvious maintenance concerns are often the first items to evaluate. Larger projects should be justified by likely buyer response, cost and timing. Ask us before replacing a kitchen or building a pool solely to sell.
Not every home needs full staging. The priority is helping buyers understand room size, furniture placement and how the home lives. We may recommend editing existing furniture, styling a few spaces or staging selected vacant rooms. Any virtual staging should be disclosed and should not obscure the property’s actual condition or imply that unbuilt improvements already exist.
A pool can change the buyer audience, but building one introduces cost, approvals, construction time and uncertainty about recovery at resale. We compare similar pool and non-pool homes before recommending that investment. If a potential pool is illustrated in marketing, it should be clearly labeled as proposed and subject to feasibility, approvals and cost verification.
The plan should make the home understandable before someone books a flight: strong photography, accurate room and layout information, video where appropriate, and clear explanations of the property and community. We can discuss how your home fits our website, social and video channels, buyer relationships and agent outreach. Your written plan should specify the deliverables for your listing.
Lead with the home’s specific reasons to choose it: model, homesite, view, outdoor living, garage, useful upgrades and condition. Then connect those features to the community lifestyle. Club Talavera, pickleball, fitness and pools provide context, but generic amenity copy should not crowd out what makes your particular home worth touring.
Yes, with an agreed plan for access, security, property care, vendor coordination and communication. Discuss how inspections, maintenance issues and the final walkthrough will be handled before listing. Your lender, title company or attorney should confirm which signing options are available for your particular transaction. Keep utilities and essential services arranged through the required handoff.
Bring a survey if available, floor plan, upgrade list, receipts and permits for significant work, roof and system ages, warranties, current association information and your tax bill. Also identify items you intend to exclude from the sale and your preferred closing schedule. Tell us about known issues early so the appropriate disclosure and repair questions can be addressed before negotiations.
Compare expected proceeds alongside financing, appraisal exposure, deposit, inspection terms, requested credits, closing date and any sale contingency. A higher price with substantial concessions or uncertain financing may be less attractive than a cleaner offer. We organize those differences so you can choose the combination of proceeds, timing and risk that fits your priorities.
Each serves a different purpose. A price change can improve how the home compares in search results; a credit may help an eligible buyer with permitted costs. Financing rules and buyer circumstances matter. Compare the expected net proceeds and the audience each approach reaches, then document any agreed credit in the contract with the appropriate professionals.
Request an itemized seller net sheet for a realistic price range. It should account for loan payoff, negotiated brokerage compensation, applicable title and settlement charges, taxes and prorations, association charges, agreed concessions and any other transaction-specific costs. There is no single percentage that accurately describes every seller’s cost. Estimates should be updated as actual figures become available.
Real estate commissions are negotiable and are not set by law. Your listing agreement should state your agreed services and compensation clearly. A seller can choose whether to offer compensation to a buyer’s broker, subject to the agreements reached. Discuss the options and their effect on your expected proceeds rather than assume a standard percentage applies.
When our team works with both the seller and buyer in the same sale, we offer a lower overall commission under the agreed listing terms. Ask Ann & Jamie to show you the applicable arrangement and its effect on your seller net sheet. The reduction depends on the written agreement and transaction circumstances.
The options depend on the contract, financing and the parties’ willingness to proceed. They may include a review of relevant evidence, additional buyer funds, a price change or another negotiated solution. We prepare comparable-sale support and communicate with the professionals involved, but no agent can promise the appraiser’s conclusion or a lender’s approval.
The contract governs deadlines and rights. We help you review the findings, obtain appropriate professional input and evaluate possible repairs or credits without assuming every request must be accepted. Known issues should be discussed before listing. Questions about legal obligations or disputed contract terms belong with a qualified Florida real estate attorney.
Yes. We can map out pricing, preparation, showing access, purchase searches and possible closing sequences. Before relying on a sale contingency, temporary occupancy or bridge financing, confirm that the arrangement works for the other parties and your lender. The goal is a workable move with clear fallback options if either transaction changes.
