Can you sell one home
and buy another with a clear plan?

Yes. Start by understanding your likely sale proceeds, your next-home budget and whether the purchase depends on selling first. Then compare selling first, buying first or coordinating closings—with a backup plan if either timeline changes.

Treasure Coast House Hunters helps connect those decisions. Whether you’re moving to Florida from another state, relocating within Florida or changing homes locally, we help you plan both sides of the move.

Three ways to move forward

The right sequence starts with you.

Available funds, financing, inventory and your comfort with overlapping costs shape the choice.

01 / SELL FIRST

Know your proceeds.
Then choose your home.

When it may fitYou need the sale proceeds for your purchase or want a clearer budget before committing.

Plan forTemporary housing, storage and possibly two moves while you find the right home.

02 / BUY FIRST

Secure your next home.
Move at your pace.

When it may fitYou can comfortably own both homes and want to move before preparing your current property for sale.

Plan forOverlapping payments, taxes, insurance and maintenance, plus uncertainty about the sale date.

03 / COORDINATE CLOSINGS

Bring the dates together.
Keep a backup ready.

When it may fitYou want to limit overlap and move directly from your current home into the next.

Plan forLinked deadlines, funding availability and a fallback if financing, inspections or either closing is delayed.

Your lender and closing professionals should confirm financing, funds availability and any contract or occupancy arrangements before you rely on a particular sequence.

Your search can go farther

Your next home.
Anywhere in Florida.

You don’t have to limit your next move to our local communities. We can help you purchase a home anywhere in Florida, shaping the search around your lifestyle, budget and timing.

That might mean a golf community, a waterfront home, a 55+ neighborhood, a city condominium or a home closer to family. We’ll discuss how our team and, where useful, trusted local specialists can support your purchase in the market you choose.

Selling outside Florida?
We can make the introduction.

We can help you connect with a top 1% agent to sell your existing home anywhere in the United States. Our technology helps us quickly identify leading agents in your market, then evaluate the fit for your property and goals.

Our search reaches across brokerages. The right agent may work with any brokerage—not just Coldwell Banker Realty or a Compass-affiliated company.

We look beyond a familiar name to discuss relevant local experience, performance and a practical selling strategy. With your permission, we can connect you and help align that agent’s selling timeline with your Florida purchase.

When your next home is being built

A construction timeline
needs breathing room.

A completed home, a quick move-in home and a to-be-built home create different planning needs. Before choosing when to list, compare the builder’s written timeline with a realistic sale and moving schedule.

We help you consider what happens if your current home sells early, construction takes longer or you need access to sale proceeds before the new home closes.

From the first conversation

Four steps toward a workable move.

01

Establish the numbers.

Review a supported selling range, estimated net proceeds and a comfortable purchase budget.

02

Connect the people.

Bring together the right listing agent, purchase support, lender and closing professionals.

03

Map the sequence.

Align preparation, listing, home tours, offers and expected closing milestones.

04

Plan for change.

Identify backup housing, timing flexibility and the decisions to revisit if either transaction shifts.

Questions before your next move

Get clarity before you commit.

Do we need to sell our current home before we start looking?

No. You can begin exploring locations, homes and costs before listing. Before making an offer, establish whether you need sale proceeds and confirm your financing options so the search reflects a workable budget and timeline.

Can you help us buy outside Port St. Lucie and the Treasure Coast?

Yes. We can help you purchase anywhere in Florida. Tell us the area you’re considering, and we’ll discuss the right approach to representation, local expertise, tours and transaction support for that location.

Can you find an agent for our home in another state?

Yes. We use technology and available agent-performance information to quickly identify strong candidates, including top 1% agents, in markets across the United States. We review the fit for your home and goals before recommending an introduction. Candidates can come from any brokerage.

Does the agent have to be with Coldwell Banker or Compass?

No. Our nationwide agent search is not limited to Coldwell Banker Realty or Compass-affiliated brokerages. Relevant experience, performance and fit for your property guide the recommendation.

Can we close on both homes on the same day?

It may be possible, but it should not be assumed. Funding, recording, lender requirements and contract terms can affect the sequence. We help coordinate the discussion and encourage a backup plan before moving arrangements depend on same-day closings.

Should we sell first or buy first when moving to Florida?

Sell first if you need the proceeds or want a clearer purchase budget; plan for a possible housing gap. Buying first may fit if you can comfortably carry both homes and qualify for the purchase. Coordinated closings can reduce overlap, but need confirmed funding and a backup plan. Start with your budget, financing and timing rather than choosing one sequence automatically.

How do we estimate what is left after selling?

Start with a realistic sale-price range, then subtract the mortgage payoff and estimated selling costs. Request a property-specific net sheet from your agent and closing professional. Our Port St. Lucie seller-cost guide explains common categories; costs vary by property and location.

What should we bring to the first call?

Your current home’s address, where you want to move, your preferred timing, an approximate purchase budget and whether you need the sale proceeds for the next home. You do not need to have every answer—or a listing date—to begin.
