At a Glance
Ann and Jamie Chauss helped the owners of 9229 SW Arco Way in PGA Verano, Port St. Lucie, Florida, sell their home for $1,025,000 after a previous listing expired. We reassessed the pricing and launched our marketing, generating two early offers that did not reach an agreement. Ann’s continued networking with another agent helped connect the property with its eventual buyer. The sale closed May 8, 2026.
An expired listing does not necessarily mean a home lacks appeal. Sometimes the asking price, positioning and approach need to change.
That was our assessment when the owners contacted us. They had carried the property into another selling season and wanted a clear assessment of what it would take to sell.

The Challenge: A Home Carried Into Another Selling Season
The sellers initially hired another agent to market their never-lived-in PGA Verano home. In our assessment, the previous pricing did not reflect the market the property was competing in.
Beaches MLS records show that the previous listing began at $1,299,000 and expired with a final asking price of $1,267,888.
The listing expired without a sale. The sellers continued holding the property into the following selling season before contacting Treasure Coast House Hunters.
At that point, they needed more than renewed exposure. They needed a realistic assessment of where the home should be priced and a plan for reaching buyers who would recognize its value.
Our Approach: Reassess the Price and Present the Opportunity
We toured the home and gave the sellers our assessment of its position in the PGA Verano market.
The property had meaningful selling points: a private lakefront cul-de-sac setting, an extended lanai and a never-lived-in home available without waiting for construction. Those features deserved attention, but they still needed to be presented at a price buyers could justify.
Our listing began at $1,099,000 and was subsequently adjusted to $1,074,000 before the eventual sale. Alongside the pricing strategy, we put our marketing in place to communicate the home’s appeal and generate buyer interest.
Two Early Offers—But No Agreement
The initial marketing generated two offers. Neither resulted in an agreement. Both fell apart during negotiations; neither became a signed contract.
The offers showed renewed buyer interest, but interest alone did not complete the sellers’ move. We continued working to find a buyer whose needs and terms could align with the property and the sellers.
How a Conversation at Pickleball Helped Connect the Buyer
Ann continued mentioning the home to a trusted real estate colleague during conversations at pickleball. That colleague was working with the eventual buyer.
The connection was informal, but the follow-through was part of the work: keeping the property in front of an agent who could connect it with a suitable buyer.
Marketing helped present the opportunity. Pricing helped make it competitive. Ann’s ongoing relationship with another agent helped bring the right people together.
The property closed for $1,025,000 on May 8, 2026.
What This Sale Shows PGA Verano Sellers
Pricing must reflect the community’s market
A home’s features matter, but buyers also evaluate the alternatives available to them. A pricing assessment should account for the home’s position among those choices.
Early offers are useful signals, not guaranteed outcomes
Two negotiations did not produce an agreement. Continued work was essential.
Relationships with other agents extend a listing’s reach
Some buyers come directly through our marketing or database. Others are represented by agents who know us and hear about our listings through ongoing conversations.
At another PGA Verano property, 9091 SW Arco Way, the successful buyer came from our own database after a private relaunch. Read the PGA Verano Private Exclusive case study.
These were different transactions with different paths to a sale. Both demonstrate the value of combining pricing, marketing and established buyer and agent relationships.
Questions About Selling After an Expired Listing
Can a PGA Verano home sell after its listing expires?
Yes. At 9229 SW Arco Way, the owners hired our team after a previous listing expired. We reassessed the pricing, launched our marketing and continued networking with other agents. The home ultimately closed for $1,025,000. Each property requires its own assessment.
Did 9229 SW Arco Way sell immediately?
No. Our initial marketing generated two offers, but neither reached an agreement. The eventual purchase contract was dated April 26, 2026, and the sale closed May 8, 2026.
Did the buyer come from your database?
For this transaction, the buyer was working with another agent. Ann’s ongoing conversations with that colleague helped connect the buyer with the property.
What should sellers review before relisting an expired home?
Start with the asking price, competing homes, prior buyer feedback and how the property was presented. The goal is to understand what needs to change before returning to the market.
