At a glance
For a home with club or community amenities, start with the activities your household would use. In Port St. Lucie, compare each neighborhood's age rules, membership structure, costs and actual activities before choosing a home. Our guide focuses on the questions to ask and the documents to review.
You don’t have to be retired to want a better Tuesday. Maybe that means a workout before work, a swim with the kids or dinner close to home. For someone relocating to Florida, it might mean having places to meet people while a new address starts to feel like home.
Jessica Flint's October 23, 2026 article in The Wall Street Journal prompted a local question for our team: how should Treasure Coast buyers evaluate a home with club amenities? Read her reporting, Country Clubs Are Getting Less Exclusive—and More Fun (a subscription may be required). The guidance below reflects our perspective on comparing local homes and communities.

Start with the lifestyle you want
For a local home search, we suggest starting with your own calendar. Which activities would you use on a working weekday? Where would you spend a free weekend? Compare each community against those answers rather than choosing by its label alone.
Request the current membership documents and fee schedules for any home on your shortlist. Review what ownership includes, which activities cost extra and how those obligations fit your budget. A clubhouse tour is a useful introduction; the written terms explain the commitment.
Why amenities can matter before retirement
More use from your free time
A nearby pool or fitness center can make recreation easier to fit into a busy week. An hour of free time becomes more useful when half of it isn’t spent driving.
Room for different interests
One person may love golf while another prefers swimming, tennis or fitness. A broader range of activities gives household members different ways to participate.
Places to meet people
Classes, games and social events create opportunities to see the same people regularly. That familiarity can help a new neighborhood feel more connected.
For parents, specifics matter. A community pool does not automatically mean swim lessons, supervised programs or children’s camps. Ask what is offered, when it operates and who can participate. Visiting grandparents, adult children and grandchildren may also be part of the picture, making guest rules worth reviewing.

Golf & club life
Astor Creek
Astor Creek Golf & Country Club connects residential living with golf, dining and club gathering spaces. Review membership obligations, ongoing charges, household privileges and guest access for the specific home you are considering.

PGA Verano
PGA Verano offers pools, fitness, pickleball and tennis beside PGA Golf Club. Golf arrangements are separate from the community amenities. The broader community is open to all ages; Cresswind is its designated 55+ neighborhood.
Explore PGA Verano →Our local perspective: We have lived in PGA Verano since 2019. We have been involved in Astor Creek since its beginning, including selling the first home to be built in the community. As outside club members who visit for dining and social events, we can help you compare the practical differences.

Country club, gated and 55+ describe different things
| Description | What it tells you | What to verify |
|---|---|---|
| Country club | A membership and recreational setting | Privileges, availability, fees and household access |
| Gated community | Controlled neighborhood access | Which amenities exist and what ownership includes |
| 55+ community | An age-restricted occupancy framework | The community’s specific occupancy and guest rules |
None of these labels alone tells you what daily life or total ownership costs will look like. An all-ages community can appeal to retirees and working households. Age-restricted neighborhoods require a separate review of who may live there and how guests may visit.
Seven questions to ask before buying
- What will we actually use? Choose three or four activities that fit your real week.
- What is included? Separate HOA amenities from club memberships and additional services.
- What is the total cost? Review dues, transfer or initiation fees, dining minimums, capital charges and applicable assessments.
- Who can participate? Confirm household membership definitions, age requirements and guest access.
- How available are the facilities? Ask about reservations, operating hours, seasonal demand and waitlists.
- Does the activity schedule fit ours? Weekday daytime events may be less useful to people working full time.
- Does life outside the gates work? Consider commuting, school assignments when relevant, shopping, healthcare and other regular destinations.
Visit when you would actually use the amenities. A weekday evening or weekend afternoon can reveal more than a quiet midmorning tour.
What does this mean for home sellers?
Amenities give sellers practical benefits to communicate. Marketing an all-ages community only around retirement can overlook buyers who would enjoy the same features while working or raising a family.
Effective marketing connects verified amenities to everyday use. That does not guarantee a price premium: condition, pricing, competing inventory and ownership costs still matter. It does help explain the full appeal of the property.
Questions about country club living
Are country club communities only for retirees?
No. Country club living is not inherently age-restricted. Check the occupancy rules for the particular neighborhood and the club’s membership policies.
Do you need to play golf to enjoy a country club?
No. Fitness, swimming, dining and social activities may provide value independently of golf. Confirm the available membership categories and whether golf charges are mandatory for the home.
Is PGA Verano a 55+ community?
The broader PGA Verano community is open to all ages. Cresswind at PGA Verano is its designated 55+ neighborhood, with separate occupancy requirements.
Are club amenities included in HOA fees?
Sometimes, but not universally. HOA amenities, club dues and golf memberships can be separate. Obtain the current fee schedules and governing documents for the specific property.
How should families compare communities?
Compare occupancy rules, actual children’s activities, household access, schedules, costs and everyday travel needs. A pool or clubhouse alone does not establish a family programming calendar.
