Protect your buyer representation

Register with Ann & Jamie Chauss before contacting the builder

To preserve the opportunity for Ann & Jamie Chauss to represent you, the builder registration must identify them as your buyer's agent before your first online inquiry, sales-center conversation or model-home visit. Ann & Jamie Chauss can coordinate that registration for you in advance.

Builder registration and broker-participation rules control whether an agent is recognized and can change. A quick call before engaging with the builder helps protect your choice to have your own real estate advocate at your side.

Why go through a new-home purchase without your own advocate?

Builder-paid compensation: Kolter Homes currently offers compensation to participating buyer agents under its current broker-participation terms. Compensation and any buyer responsibility are disclosed in the written buyer representation agreement.

Help during the purchase: Ann & Jamie Chauss can help compare plans, homesites, incentives, options and contracts, and can assist with inspections, construction milestones, walkthroughs and closing preparation.

Support after closing: Their local help continues with introductions to contractors and resources for inspections, insurance, pools, landscaping, moving, utilities, home services and other ownership needs.

Why buyers notice Astor Creek

A new-home community centered on an established club lifestyle

Many new communities ask buyers to imagine what life might look like years from now. At Astor Creek, the golf course, clubhouse, restaurant and major recreation amenities are central to daily life now. Buyers can experience the setting, eat at the club, tour the facilities and decide whether the social and recreational rhythm feels right before choosing a home.

  • 18-hole championship course designed by Chris Wilczynski
  • Full-service restaurant and bar with indoor and outdoor seating
  • Resort-style heated pool with lap lanes and beach entry
  • Fitness Center powered by EGYM plus group training space
  • Pickleball, tennis, bocce, basketball and gathering areas
  • Deeper homesites with no back-to-back homes in Kolter's current plan

Clubhouse and lifestyle

More than amenities on a checklist

The most useful Astor Creek tour includes time inside the clubhouse, at the restaurant and around the recreation campus. Ann & Jamie Chauss belong to the dining club and regularly visit the restaurant, giving relocation buyers a personal view of how the community feels beyond the model-home tour.

Golf at Astor Creek

A course and practice campus designed for regular play

The five-tee system is intended to provide different levels of challenge, while the practice facilities give golfers room to work on every part of the game. Published facilities include a 15-acre driving range, a three-acre short-game complex and a 15,000-square-foot practice green.

Golf membership is included with a new home purchase. Buyers should still review the current membership agreement, annual dues, guest policies, cart arrangements and club rules before signing a purchase contract.

Four collections with room to personalize

The right starting point is not simply the largest plan a budget allows. Ann & Jamie Chauss help buyers compare daily flow, guest privacy, garage needs, outdoor living, structural choices and future resale appeal.

Ask for a side-by-side plan review

Ann & Jamie Chauss can help narrow the full plan list to the two or three designs that best match how a buyer actually lives. The review can include garages, pools, lanai exposure, guest suites, offices, structural options and current move-in-ready alternatives.

Choose the purchase path

Move-in ready or built around a specific vision?

Move-in-ready home

  • Greater certainty about the actual view, finishes and completion timing
  • Possible builder incentives on selected inventory
  • Fewer design decisions and a faster relocation timeline
  • Important to compare included upgrades with the final price

To-be-built home

  • More control over homesite, structural options and interior selections
  • Time to plan a sale and relocation around construction
  • Selections can change the final cost substantially from the base price
  • Important to understand deadlines, deposits and estimated delivery

Incentives change. The comparison should not stop at the headline number.

Ann & Jamie Chauss can help compare purchase price, lot premium, upgrades, closing-cost assistance, financing terms and resale alternatives. Any incentive should be confirmed in writing for the exact home and contract date.

The homesite can matter as much as the plan

Look beyond the view shown at noon

A strong homesite review considers what a buyer will experience throughout the day and throughout ownership. Golf, water and privacy views each carry different tradeoffs.

  • Morning and afternoon sun across the lanai and pool
  • Golf-ball exposure and distance from tees, greens and landing areas
  • Water orientation, drainage features and long-term view corridor
  • Road noise, gates, maintenance areas and future construction
  • Walking or cart distance to the clubhouse and amenities
  • Premium versus likely lifestyle and resale benefit
